When we build your custom home, we work with an open book pricing program. This is know as a construction management cost plus fixed fee based service. This program allows you to control the budget by working directly with Stone Creek Custom Homes on the design. You have control of the budget. A construction based accounting program allows us to provide an ongoing budget for every phase of the building process.

There are no secrets or hidden pricing. You have access to every document and can even see every invoice and every payment made for your home. This process assures that there's no co-mingling of funds - an important issue in this lean economy.
MATERIAL DISCOUNTS
You'll pay for all building materials directly to the supplier with "open book" invoicing, which eliminates markups. Many suppliers give our clients "builder pricing" and other discounts due to our volume purchasing.
FEES AND COSTS
We prefer to negotiate our builder's fee and discuss construction costs as early as possible in the design or build processes. Removing the cloud of uncertainty from the relationship, opens the door for productive communication and alignment of project goals. PROJECT COSTING
Our process of collecting bids prior to construction results in accurate project costing. Our recommended subcontractors provide the best mix of quality, value and reliability.
CHANGE ORDERS
As your project progresses you may want to make changes. These changes can carry a high markup when working with builders. With Stone Creek Custom Homes you pay the actual cost of any changes with no markup, penalty or margin. Plus, we can help you establish fair costs for those changes and how they impact other budget items.
